Accounting / Administrative Team
The Housing Visions Accounting / Administrative Team is
responsible for the office staff needs, tenant receipts, and vendor relations
while focusing on revenues and expenses to meet company expectations. This team
is committed to ensuring that Housing Visions is fiscally responsible and
financially viable, enabling the continuation of revitalizing neighborhoods in
the most efficient manner possible.
Natalya Stepanok, Controller, heads the Accounting team. She
is responsible for all accounting functions, including the preparation of
financial projections, updating projections based on actual results, ensuring
compliance with regulatory agencies and investors, and directing the activities
of the team as a whole. Natalya’s background in finance and tax accounting
allows her to effectively handle multiple financial models and complex financing
structures, ensuring Housing Visions can accurately plan for the future.
Natalya’s knowledge and experience on the managerial side, allow her to provide
guidance to the team, delegate responsibilities, strategize for problem
resolution and successfully communicate with all levels of the organization.
Natalya earned her B.S. in Accounting from Ithaca College.

The ability to identify and resolve problems with solid principles
and accurate judgment as well as her detail-oriented organizational skills make
Accountant, Anita Nash an excellent choice. In this position, Anitia is
responsible for reconciling accounts and establishing new bank accounts. Her
previous experience as an Independent Contract Administrator auditing and
processing HUD Section 8 claims and vouchers, has given her a solid
understanding of the need for affordable housing, making her an important part
of this team. Anita’s background of over 10 years of office management and 15
plus years of accounting experience have made a positive impact on the accuracy
and the timeliness of Housing Visions financial transactions. Anita has an
Assisted Housing Management certification from Quadel Consulting and holds a
certificate in Tax Certification and a Business Certificate.
Office & Building Manager, Jim Keller is not only
responsible for office personnel and oversight, but also oversees the day
to day operation and management of the East Side Business Center (ESBC)
including marketing, leasing units, collecting rents, meeting the needs of
tenants and dispatching maintenance personnel. Jim is also responsible for
clerical / public relations assignments, corporate office and East Side Business
Center contract administration, design and maintenance of the Housing Visions
website, coordination of the Housing Visions and Visions for Change marketing
efforts and is responsible for corporate IT services. His work history
includes administrative functions in Marketing, Web Design, and working as a
certified consumer credit counselor. Jim is also a member of the
Housing Visions Investment Committee. Currently, he is working toward his
Bachelors Degree in Network Communications and Management.

Jennifer Drake is the Human Resources Administrator for
Housing Visions. She is currently enrolled at Bryant & Stratton College for
a dual major in Human Resources and Accounting. Since Housing Visions has grown
large enough to need a Human Resources Department, Jennifer is an excellent
choice for her recent promotion, spearheading the creation of our Human
Resources Department as Housing Visions Human Resources Administrator. She
brings over nine years of experience as a Human Resources Coordinator and HR
Administrative Assistant.




Sheila Dunn works in Accounts Payable for Housing
Visions and is responsible for the accounts payables functions of the Housing
Visions Companies. She came from North American Title Agency, Inc. where
she managed the Accounting Department for 5 years handling the disbursements for
Home or Property Purchases & Refinances for Individuals & Attorney’s
accounts. In addition, Sheila handled accounts for 38 companies & over
300 vendors as well as taking care of human resources and accounts receivable
responsibilities. Sheila has 25 years of experience working in the banking
industry handling all aspects of corporate accounts.

Michael Comartos works in Accounts Payable for Housing
Visions and is responsible for the accounts payables functions of the Housing
Visions Companies. Prior to joining Housing Visions he worked as Assistant General
Manager and directed all accounts receivable for Best Western, Syracuse Airport
for 8 years. Michael also worked in accounts payable at Eckerd/Rite Aid
for 6 years and has many years experience in retail management. In his
spare time, Michael plays hockey and guitar.
