Housing Visions and the city of Rome are partnering together to make Rome Canal Village a success.  Housing Visions Consultants, Inc. (HVC) will construct and manage 33 affordable housing units along the 400 block of South James Street in the City of Rome.

Overall, Rome Canal Village will encompass 12 properties, which includes 7 buildings and 5 vacant lots.  4 of the buildings will be demolished while 3 will be substantially rehabilitated.  In addition, 8 new buildings will be constructed.  The total project will have 11 buildings with 33 units of quality affordable rental housing.   One of the substantially rehabilitated buildings will be converted into an on-site management office with a tenant community space with laundry facilities.

The 400 Block of South James Street is currently plagued with high crimes statistics, and the development of Canal Village will help reduce the blight and greatly improve the neighborhood with quality housing to make a positive and long lasting impact to this area.  For example, one property in the project is a bar that has been repeatedly closed due to repeated nuisance ordinance violations.

Approximately 50% of the units will be three bedrooms or larger for families. 5 units are reserved for qualified homeless veterans.  4 units will be fully accessible and adapted for person(s) who have mobility impairment, and 2 units will be adapted for person(s) who have hearing or vision impairment.

The project will adhere to the Green Building Initiative and Energy Efficiency requirements of the New York State Division of Housing and Community Renewal.  Housing Visions Construction Company, Inc. will act as the General Contractor for the project.

The residents of Rome Canal Village will be encouraged and supported by Housing Visions to establish a neighborhood organization to meet routinely and work together to act on decisions about resident’s homes and their neighborhood. Residents have a voice in helping to create a safer and more attractive place to live and raise a family.

A Tenant Buy-Out plan has been arranged for the future sale of the buildings to the residents.
